Make quick and confident market decisions with MOI.

Intro

Months of Inventory (MOI) is our go-to metric for a quick and easy understanding of the market dynamics at any level. MOI instantly reveals the time it would take to sell all current inventory at the current sales pace.

Formula

MOI = Active Listings / Properties Sold per Month

Interpreting MOI

MOI condenses complex market dynamics into an easily digestible number. A low MOI signals a seller’s market where sellers hold firm on pricing, while a high MOI suggests a buyer’s market, allowing for buyers to gain negotiating leverage.

When and Where to Use MOI

MOI’s simplicity doesn’t compromise its effectiveness in segment-specific analysis. Calculating MOI for different property types or geographic areas quickly pinpoints strengths and weaknesses.

Real-Time Adaptability

Markets change, and MOI changes with them. As external factors impact real estate, MOI offers a real-time reflection of market adjustments. This adaptability is essential for staying ahead in a dynamic environment.

Investors and homeowners can make quick and informed decisions when they understand MOI. Convinced?

Contact us today for a custom calculation for your area and/or market segment.

One neighborhood of New York County is contiguous with The Bronx. Marble Hill at one time was part of Manhattan Island, but the Harlem River Ship Canal, dug in 1895 to improve navigation on the Harlem River, separated it from the remainder of Manhattan as an island between the Bronx and the remainder of Manhattan. Before World War I, the section of the original Harlem River channel separating Marble Hill from The Bronx was filled in, and Marble Hill became part of the mainland.

Buying a home in Austin, Texas, is not just a transaction; it’s an opportunity to become part of a dynamic and welcoming community. With careful planning, the right mindset, and the guidance of our local experts, your journey to homeownership in the heart of Texas can be a fulfilling and rewarding experience. So, saddle up and get ready to call Austin your home!

1. Know Your Budget:

Before diving into the home-buying process, it’s crucial to establish a realistic budget. Austin’s real estate market has experienced significant growth, but it’s still known for its relative affordability compared to other major U.S. cities. Determine your budget, factoring in your income, savings, and most preferably pre-qualification level from a lender.

2. Explore Austin’s Unique Neighborhoods:

Austin is a city of diverse neighborhoods, each offering a distinct flavor and lifestyle. From the bohemian charm of South Congress to the family-friendly vibes of Cedar Park, take the time to explore different areas to find the one that aligns with your preferences, whether you’re seeking a bustling urban setting or a tranquil suburban escape.

3. Partner with Us:

Navigating Austin’s real estate market is made easier with the assistance of a knowledgeable REALTOR. We can provide keen insights and trends as well as guide you through the process with confidence so you can focus on what matters.

4. Consider Commute and Accessibility:

Austin’s growing popularity has led to increased traffic, so it’s essential to consider your daily commute. Evaluate the accessibility of your chosen neighborhood to major highways, public transportation, and essential amenities to ensure a convenient and efficient lifestyle.

5. Embrace the Thriving Cultural Scene:

Austin is often hailed as the “Live Music Capital of the World,” and its cultural scene extends beyond music to art, food, and outdoor activities. Factor in the proximity to cultural hotspots when choosing your home to fully immerse yourself in the city’s dynamic lifestyle.

6. Be Mindful of Seasonal Variations:

Like many real estate markets, Austin experiences seasonal variations. While the spring and summer months are generally more active, the fall and winter seasons might offer potential buyers fewer competitors and potentially better deals. Timing can play a significant role in your home-buying journey.

8. Plan for Home Inspections:

Home inspections are a crucial part of the home-buying process. Ensure that you schedule a comprehensive inspection to identify any potential issues with the property. This step is essential for making informed decisions and negotiating repairs if needed.

9. Embrace the Austin Lifestyle:

Beyond the home itself, buying a property in Austin is about embracing the city’s unique lifestyle. From outdoor adventures in Zilker Park to enjoying local delicacies at food trucks, immerse yourself in the vibrant culture that Austin has to offer.

10. Celebrate Your Austin Home:

Once you’ve found the perfect home and successfully navigated the buying process, take a moment to celebrate your achievement. Welcome to Austin, where the spirit of Texas and the charm of the city blend seamlessly.

Downsizing, upsizing, looking for something new, or any reason in between, you’re considering selling a New York property and we’re ready to help you with 23 full-time Sales Executives, a full-service support staff, legal department, and in-house marketing department. WP Estate invests over $2 million each year marketing properties on New York only, targeting qualified buyers. That’s almost $5,000 per listing. No other company invests in New York like we do.

Choosing to sell your house is a big decision that brings with it a variety of challenges. From attracting buyers to negotiating contracts, it’s helpful to have a professional real estate agent on your side to help reduce stress and lead to the best possible outcome. Finding the right real estate agent can present a challenge in itself, however, with the high quantity of qualified Australian agents out there. To get started with selling your house, you’ll want to compare agents carefully to find an individual who will be most effective in helping you with your particular needs.

To the north, the Harlem River divides Manhattan Island from Bronx and the mainland United States. Several small islands are also part of the borough of Manhattan, including Randall’s Island, Wards Island, and Roosevelt Island in the East River, and Governors Island and Liberty Island to the south in New York Harbor. Manhattan Island is 22.7 square miles (59 km2) in area, 13.4 miles (21.6 km) long and 2.3 miles (3.7 km) wide, at its widest (near 14th Street).

Manhattan is loosely divided into Downtown (Lower Manhattan), Midtown (Midtown Manhattan), and Uptown (Upper Manhattan), with Fifth Avenue dividing Manhattan’s east and west sides. Manhattan Island is bounded by the Hudson River to the west and the East River to the east.

The bedrock underlying much of Manhattan is a mica schist known as Manhattan Schist. It is a strong, competent metamorphic rock created when Pangaea formed. It is well suited for the foundations of tall buildings and the two large concentrations of skyscrapers on the island occur in locations where the formation is close to the surface. In Central Park, outcrops of Manhattan Schist occur and Rat Rock is one rather large example.

The logo is a rebus borrowed by Milton Glaser from a Montreal radio campaign. CJAD Montreal Quebec Canada ran a campaign entitled “Montreal, the city with a heart”. The logo consists of the capital letter I, followed by a red heart symbol (), below which are the capital letters N and Y, set in a rounded slab serif typeface called American Typewriter.

Glaser expected the campaign to last only a couple months and did the work pro bono. The innovative pop-style icon became a major success and has continued to be sold for years. In the popular mind (though this was not the original intention) the logo has become closely associated with New York City, and the placement of the logo on plain white T-shirts readily sold in the city has widely circulated the appearance of the image, making it a commonly recognized symbol. Glaser’s original concept sketch and presentation boards were donated by Doyle to the permanent collection of the Museum of Modern Art, New York.

In 1977, William S. Doyle, Deputy Commissioner of the New York State Department of Commerce hired advertising agency Wells Rich Greene to develop a marketing campaign for New York State. Doyle also recruited Milton Glaser, a productive graphic designer to work on the campaign, and created the design based on Wells Rich Greene’s advertising campaign.
